Project Kornville, Quarry Bay
Description This is a project to redevelop the ex-Swire Bottling Plant into a modern residential development.  The exist foundation of the industrial building was adequate for the new highrise buildings; and was reused to economise on the piling cost and project time; but this required special design considerations.   M&P was commissioned as the M&E consultant to apply Combined Services Design to co-ordinate the structural members and M&E installations.   M&P was also required to pre-design all the builder’s work openings for M&E services, in order to better match the special structural design.   The project was successfully completed in 1994.

 

 

 

 

 

 

 

 

Highlight In order to use the exist industrial foundation for the new residential development, the building design must reconcile the difference in the exist piling system and the new building structure.  The development was divided into a 3-storey podium (whose columns must match the existing piling system) and two 45-storey blocks which had separate tower structures. These upper and lower structures were connected by a transfer slab.  M&E services in the upper and lower building structures were connected at the transfer slab level; and required accurate structural openings through the transfer slab. Any design error in these slab openings will be very costly in cost and time.  M&P’s specialist service in CSCD was called upon to ensure that there be no error.   The building was constructed with complete design accuracy.
